For Wholesaler / fix-and-flip investor · 9 Grok Bots

A deal machine that runs your numbers and drafts your contracts

9 Grok Bots for a solo wholesaler and fix-and-flip investor: log every lead, pull comps and estimate ARV and repairs, run the maximum-offer math, draft purchase and assignment contracts, match deals to your own cash buyers, and keep flip rehab budgets honest — all as drafts you approve.

The problem it targets

Working the deal machine solo — logging motivated-seller leads and keeping every deal's status current, pulling comps and estimating the ARV and repairs on each property, doing the maximum-offer math by hand, drafting purchase and assignment contracts from scratch, matching locked deals to cash buyers, and tracking flip rehab budgets — so leads go cold, offers are guessed, contracts go out late, and a flip's margin quietly erodes.

What you get

From day one

1

Every motivated-seller lead logged in one pipeline and every live deal kept current — status, next step, and key dates — so no lead goes cold unseen.

2

A numbers packet per property: closed comps, an ARV band, a repair estimate, and a maximum-offer figure from your own formula sheet, with the arithmetic shown for you to check before you offer.

3

Purchase and assignment contracts drafted from your saved templates, a matched shortlist of cash buyers from your own opted-in list, and a flip rehab scope and budget with contractor bids tracked.

What the fleet does in week one

All read-and-prepare — you check its work before anything is trusted

What it does not do

The guardrails are the product

  • ×It drafts; it does not send. Every contract, offer figure, and buyer alert waits for your approval.
  • ×It works only leads you have sourced and buyers on your own opted-in list. It does not buy lists or reach anyone you have not chosen.
  • ×It never makes an offer, signs a contract, or moves earnest money, and it never commits you to a price or a term — that call is yours.
  • ×It never states an ARV, repair figure, or offer that your comps and formula sheet do not support.

How you'll know it's working

One number, measured over time

Share of live deals that carry a current status, a dated next step, and a numbers packet (ARV, repairs, maximum offer), and how fast a lead moves from logged to a reviewed offer

Before day one

What you fill in — the bots never guess these

deal-pipeline
the header contract for the deal pipeline every bot reads and writes.
offer-formula
your approved MAO formula, ARV bands, and cost assumptions. Offer numbers come only from here.
assignment-contract
your own contract wording the drafter fills, never freelancing on terms.

How access works

You buy a CrokPot fleet from Workplace AI — not a Cursor plan

CrokPot runs on Workplace AI, Inc.’s (WAI) Cursor Teams workspace. WAI keeps the unpaid admin seat and pays Cursor for your seat. You join as the invited user on your real email and work through the installed Grok Bot fleet.

Your card is charged by WAI via Stripe for the CrokPot fleet ($200/mo, auto-renewing monthly) only — never by Cursor. If you cancel your fleet subscription, the invite/seat ends with it and is not portable to your own Cursor account.

What do I actually get?

A pre-built fleet of Grok Bots for your trade, provisioned and installed for you on Workplace AI’s Cursor Teams workspace, plus onboarding and ongoing training. Every bot drafts; you approve.

Who owns the seat?

Workplace AI, Inc. (WAI) owns the Cursor Teams account and pays Cursor for your seat. You’re invited as a paid user on your own email. The seat isn’t portable to a personal Cursor account.

Do the bots act on their own?

No. The fleet is drafts-only, working from your own data. Nothing sends, files, or is trusted until you review and approve it — that’s the whole design.

Can I cancel?

Yes, anytime. It’s an auto-renewing monthly subscription at $200/mo. If you cancel, your invite/seat ends with the subscription.

What happens after I pay?

We follow up soon: our team provisions your fleet and invites you on the email you used at checkout. Watch for your Cursor Teams invite and Grok Bot download link, then accept, install, and go.
